To help you avoid these mistakes, we’re going to share five top tips that you MUST do before putting your home on the market.

1. Don’t ignore structural issues.

If you know that your home has some structural issues, don’t ignore them and hope they go away. Most serious homebuyers these days hire surveyors, and they will find out if there are issues with your building.

At the very least, you need to make structural adjustments to ensure your property is safe before selling it. Carrying out the work might seem costly upfront, but you will struggle to sell your home if you don’t invest.

2. Pay attention to your frontage.

First impressions are so important when it comes to selling your house. Before you invite the estate agents over to take pictures, stand outside your property and look at what you see.

Is your front garden tidy? Are the windows clean? Is there paint coming off the side gate? Touching up your frontage and tidying can make a huge difference to potential buyers. Simply ask yourself, would I buy this house if I saw it now?

3. Landscape your back garden.

The state of your back garden could make or break the sale of your property. Even if you know it’s got potential, don’t leave it up to the new owner to see that potential!

Landscaping your garden isn’t too hard. Cut back overgrown bushes, remove any trash or old ornaments, and sort out your turf and patio area. It’s amazing what a clean, landscaped garden can do for you when you’re selling up.

4. Make sure your home is spotlessly clean.

There’s no excuse for showing someone around a dirty house. Make sure your carpets, kitchen appliances, bathrooms, and walls are spotless. Tidy up all of the rooms. And remove any litter or clutter from sight.

If you don’t want to do it yourself, get someone in to do it for you. If you show someone around a dirty house, you’re very unlikely to impress them.

5. Fix any leaks/breakages.

You have a better chance of selling your home if everything works. Use this as an opportunity to fix any little issues that have developed over time, whether it’s a leaking tap or a creaking door.

Although they’re only small issues, resolving them means you’re leaving your home in the best possible condition for the next people.
